EPDM is the superior choice for commercial roofing. Over the last six decades EPDM has proven itself time and time again as the most durable material for commercial buildings. It withstands UV damage over the long term and is durable enough to withstand a beating from hail. White EPDM is great at reducing cooling costs, and black EPDM is great for reducing heating costs.

If you’re looking for the superior commercial flat-roof material, EPDM is the way to go. 

Some residential installations may require low-slop considerations, like carports, porches, garages, or sunrooms. These areas don’t warrant the expense of an EPDM installation. GAF self-adhering membranes provide the perfect solution. They’re revolutionary in how easy they are to install and they’re very affordable.

Types Of Flat Roofs

The two most popular types of flat roofs are EPDM and TPO.

EPDM looks just like the innertube on your bicycle. If you touch it, it even feels the same. It comes in rolls which are then glued to the roof. While it can absorb a lot of heat, reflective coatings can help control cooling costs. EPDM typically lasts 15-25 years.

TPO is a newer flat roof technology. It comes with several advantages, including the ability to be heat-welded to your roof. It’s suitable for some installations that just aren’t appropriate for EPDM, but the jury is still out on the long term durability and performance of TPO.

There are plenty of other types of flat roofing systems we can work on, including:

  •  Modified Bitumen: An older material. Installation, pros, and cons are similar to EPDM.
  • PVC Roofing: a specialty material typically reserved for large jobs.
  • SPF: Spray polyurethane is appropriate when a complete tear-off isn’t appropriate. The high-density foam sprayed on the roof fills in all leaks, cracks, and gaps, forming a waterproof barrier.
  • BUR: Built-up roofing is the ol’ dog on the block. An economical option that’s not really used these days, because of superior alternatives like EPDM.
